The Short-Term Rental Registration Number

From 1st July 2025, all short-term rental properties in Spain will require a Rental Registration Number to rent out and publish their properties on online platforms.

¿Which Rental Properties are affected?

  • All short-term tourist rentals, for stays of less than 31 days, including those that already have a tourist license from the CCAA. (Tourist)

  • All short-term rentals for temporary use, less than 12 months. (Temporary)

  • Rentals of single rooms within multi-room rental properties, rented for less than 12 months, e.g. student accommodation. (Temporary)

  • Long-term rentals exceeding 1 year are currently NOT required to obtain the Short-Term Rental Registration Number.

¿Who needs to obtain a Short Term Rental Registration Number for their properties?

  • All owners who offer short-term rentals or delegate these rental activities to tourist agencies, property managers or third-party entities must obtain a Short Term Rental Registration Number for each of their short-term rental properties and for each separate room rented within that property.

¿How to obtain a Short Term Rental Registration Number for your properties?

  • The registration process, per property and/or individual room, is completed by submitting all the necessary information through the procedure explained in the “Digital Rental Registration Site”, either online or in person by appointment.

¿What happens if I don't get a Short Term Rental Registration Number?

  • As of July 1, 2025, online platforms such as Idealista, Habitaclia, Booking, Airbnb and others will require a Short Term Rental Registration Number for each property advertised for tourist stays (less than 31 days) or short-term rentals (less than 12 months). You won't be able to publish your rental property without a valid Short-Term Rental Registration Number.

  • Failure to register may result in penalties.

The Short Term Rental Registration Number is in addition to the requirement to obtain a tourist license for rentals of less than 31 days and the registration number obtained when registering the property in the Land Registry.

In the Documentation Service, in addition to the Assisted Service, TramitTranquil will obtain the necessary copies of missing documents such as: Land Regsitry Uncertified Extrat (Nota Simple), Unique Registry Code (CRU), Cadastral Reference in order to submit your application for a Short Term Rental Registration Number.

* Discounts possible for clients, real estate agents, and managers with multiple properties, as well as for the registration of individual rooms within the same property.

*For each Registration Number obtained, TramitTranquil will donate 5 euros to the association Ahora Dónde (www.ahoradonde.org) or similar charitable causes.

However, it is expressly understood and agreed that TramitTranquil does not have the authority to grant approvals, issue Short-Term Rental Accommodation Registration Numbers, or otherwise influence the discretionary decisions of any administrative entity. Therefore, we make no warranty, either express or implied, that the submission of an application or any related action will result in a positive outcome, including, but not limited to, the granting of an approval or the assignment of a Short-Term Rental Accommodation Registration Number.

In addition, TramitTranquil will not be liable for any adverse results, delays, rejections, or other consequences arising from the administrative review process, regardless of the diligence exercised by us in preparing and submitting the materials. This includes, but is not limited to, consequences resulting from:

  • Changes in regulations or administrative procedures.

  • Errors or omissions in the information or documentation provided by the customer.

  • The discretionary decisions and interpretations of the administrative body.

  • Delays within the administrative process that are beyond our control.

Our commitment is to use the information and documentation provided by the client with the utmost care and professional diligence to facilitate the administrative process. However, the ultimate responsibility for the accuracy and completeness of the information provided rests solely with the customer.

By contracting TramitTranquil's services, the client acknowledges and accepts these limitations of liability and agrees to hold TramitTranquil harmless from any claims, losses, damages or expenses arising from the results or consequences of the administrative process.

For any litigious matter arising from the interpretation, validity, compliance or execution of this power of representation, the parties expressly submit to the jurisdiction of the Courts and Tribunals of the city of Barcelona, expressly waiving any other jurisdiction that may correspond to them.

We understand the sensitivity of the information you entrust to us during the Short-Term Rental Accommodation Registration Numbers process. Your personal and proprietary data are treated with the utmost confidentiality and are used exclusively for the purpose of facilitating your registration efficiently and securely.
